Default is it a waste of time to get a good mic if i don't acousticly treatmy room?

as the title of the post says:

is it a waste of time to get a good mic if i don't acoustically treat my
room? the mic i'm thinking of getting is the Rode NT-2A. It is the top
of my budget. I'll be using it for acoustic guitar and vocals.. right
now the only other mic i have is a shure 87a beta.
