Keep mikes in a sealed bag with some dessicant when you aren't using them.
Don't smoke in the studio, and use a pop filter of some sort so spit does
not get into the mike. Don't take it out of the bag until it's at normal
room temperature, if you're often going out into the cold or in from the
cold, so condensation doesn't get into it.

Under regular use, you may have to clean a condenser mike every now and
then when gunk gets into it, especially in humid climates. Unfortunately
this will probably cost as much as some of those mikes sell for...
