Foreclosure rates are higher in higher growth rate areas Stable areas have less housing turnover, mortgages are older, there are more of the newer mortgages in the growth areas. these are the ones that are foreclosing.. ~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~ ~ If you look at it as percent of homes purchased in recent years it tells a different story. Reality, hispanics in So-Cal widely employed risky variable rate mortgages to buy houses they could not otherwise afford. not necessarily and not specified as being "immigrants http://www.californiahousingforecast...ty/post/225019 "He estimated that 90 percent of black buyers and 80 percent of Hispanic buyers took out ARMs, and projected that 19.8 percent of recent African-American buyers and 17.6 percent of Hispanic buyers would probably face foreclosure. About 44 percent of white buyers took out ARMs, he said, and 8.8 percent could be in foreclosure." not specificlly identified as "immigrants' most African Maericans are not immigrants, SURPRISE!!!! Many hispanics are not "immigrants". Numbers not unique to San Diego.http://www.poconorecord.com/apps/pbc...20060808/NEWS/... not related to "immigrants" Even Hispanics recognize the fact.http://www.hispanictips.com/2007/11/...ures-hits-lati... not specified as relating to "immigrants'. More data on subprime borrowers.http://www.nytimes.com/2007/10/15/ny...5subprime.html The highest foreclosure rate in San Diego is in east county, where new home prices were lowest. The most expensive homes on the coast have the lowest number of defaults. It's simple math, the mortgage industry opened the door of home ownership to people who could not afford them. People most likely not able to afford and not care were low income. Most of them not "immigrants" I took your original post at face value, when you said "immigrant concentrations". I apologize for my "mistake". I disagree. I'm with 2pid on this one. The original inhabitants of the US were all white of European descent. Therefore, all blacks and hispanics are "immigrants". And in 2pidville, correlation *does* equal causation. |

If you're implying that the Times is a bastion of "liberal" politics, I disagree. Their news reporting is as factual as any paper's. Also, FYI, the Times carries blogs by several of their reporters and editors, and they're clearly labeled as blogs. You know you're getting a mix of news, opinion, and observation in them. No, my comments are made out of respect for the NY Times. In other words, you aren't using a piece of **** blog from some unknown asshole to start an off-topic post. Jenn already sort-of explained what you meant. More to the point, I was commenting on an actual newsworthy event. When Scottie points at a blog, he's trying to reinforce some jackdaw opinion with another jackdaw opinion. (Vocabulary lesson assimilated, Stephen.) |

Shhhh! said: And in 2pidville, correlation *does* equal causation. Can we be fair about this? Scottie's yapping reveals that he asserts what he understands. If he doesn't understand something, he doesn't cite it or otherwise rely on it in 'discussions'. He does understand when two measurements grow larger or smaller under the same condition. But he doesn't understand why anybody would suggest other factors might be at play. So he yaps about what he understands and ignores the rest. Scottie deserves credit for knowing his own limits. |

Do you mean to tell me that there are more minorities struggling than whites? Those "lazy" minorities. It's simple math, the mortgage industry opened the door of home ownership to people who could not afford them. People most likely not able to afford and not care were low income. Why would you assume that these lower-income people do "not care"? (I already know the answer. I simply want to see if Densium and Impervium are indeed impenetrable.) |

My small connection to the Manson killings affected me in a strange way. Whenever I find myself in the vicinity of a famous murder, I try to go to the site and offer a little prayer, sometimes leaving a flower or something, to honor the victims and families. I did this when I was at UT on a professional visit a couple of years ago. A sad slice of history. |

The closest connection I have to the event was working with someone whose uncle was involved, although a local media figure came to prominence as a television reporter during the attack. Stephen |

I fail to comprehend why you are asking me for the link to a 1989 article in Stereophile, ScottW, when you already provided it in an earlier message. Hard for me to tell what article and what comment you're referring to. So lets examine your comments in that article. http://www.stereophile.com//features/113/index10.html As I said, I fail to comprehend why you asked me for the link to the 1989 article when you already knew what it was, ScottW. I don't really care about your comprehension shortcomings... Sorry. I was merely pointing out that your demand for the URL puzzled me, considering that you had already referred to it and then did so again. it is clear you are desperately obfuscating in any manner possible to avoid addressing the obviously erroneous conclusions of 1989 which you apparently continue to stand by to this day. Given that I have now 3 times directly stated that I am not going to argue with your opinion, that hardly seems like "desperate obfuscation." With respect, you seem to have issues with control.
